SCOPE OF

SERVICES

OPERATOR

  • Registration and establishment of juristic person for condominium, and villages.
  • Establish rules and regulations.
  • Accept suggestions and/or complaints and coordinate to rectify problems.
  • Establish good understanding, and opinion between seller and buyer.
  • Reduce conflicts, resolved situations between seller and buyer.
  • Provide a manual of boundaries, responsibilities and benefits, for the buyers better understanding.

LEGAL

  • Supervise, appeal, and protect the rights of our client.
  • Provide consultation to any legally bound transaction/operation.
  • Represent our client in any conflict with outsiders, government or public agency.
  • Collect and store all owners and members information in accordance with Private Information Protection Act.

GENERAL MANAGEMENT

  • Hold the annual general meeting, extraordinary meeting and board of committee meeting.
  • Seasonal and special holidays activities.
  • Provide accounting, financial system and monitor incomes and expenses.
  • Provide accounting auditor.
  • Provide application for parcel services and booking for recreational facilities.
  • Document and report monthly water quality.
  • Arrangement to facilitate the building inspection.
  • Document and report the Environmental Impact Assessment (EIA) bi-annually.

ENGINEERING

  • Maintenance and monitor all systems to always be operational.
  • Provide preventative and progressive maintenance plan.
  • Daily inspection of electrical, water supply/plumbing, telephone, television and elevator systems.
  • Provide monthly maintenance report for the committee.
  • Provide equipment’s record and registration, assets registrations for documentation and reduce various risks.
  • Inspection of building system, building structure, roads, green spaces, water treatment system, lighting system, re prevention system etc…. prior to nal acceptance of the contract.

FINANCE ACCOUNTING PAYMENT

  • Prepare invoice to collect payment.
  • Collection of debt from resident with outstanding balance.
  • Prepare the document to seize property from transaction.
  • Prepare document for preferential right.
  • Provide monthly expense report.
  • Provide monthly cash flow statement report.
  • Provide annual financial report.

ADMINISTRATIVE

  • Filing document for ease of research.
  • Documents concerning juristic person.

PUBLIC RELATION AND OTHER ACTIVITIES

  • Regular updates and announcements to provide information to all owners and members.
  • Hold activities as per the committee’s policy.

HUMAN RESOURCE

  • Selection of appropriate personnel for the agency.
  • Regular training of personnel.
